The question every seller asks: what will we get for it?

That used to be the right question.

Here's what the numbers are saying instead. Henrico homes averaged 27 days on market in March. Richmond Metro is pulling 98.6% of original list price, down from 100% last year. And 37% of sellers now say their biggest fear is time on market, up from 30% a few months ago.

Buyers are still here. They're just picking. And the homes moving fast are the ones where the prep started long before the sign went in the yard.
